What we say no to

What we do not do at end of lease.

Some damage is not worth repairing, and we say so before you spend anything.

Cleaning and carpet. We do surfaces and finishes.
Repainting whole rooms. We patch and blend marks. If a whole wall needs paint, a painter is cheaper.
Things that were already damaged when you moved in. Check your entry condition report and photos first. You may not need to repair them.

What repairs do property managers pick up at an exit inspection?

The usual items are scratched floors, picture hook holes, dents and scuffs on walls, chipped benchtop edges, chipped or scratched cabinet doors, knocks on door frames and skirting, and chipped tiles. We repair all of them in place. Compare each item with your entry condition report before you book anything.

Can you repair the damage before my inspection date?

Yes. Tell us the date when you send the photos and we book around it. Most items are repaired in one visit. We give you a fixed written quote per item, so you can decide what to fix and what to leave.

Is it cheaper to repair before I move out?

Usually, yes. If the agent arranges the repair, the cost comes off your bond and you do not control the quote. If you repair first, you get a fixed price, you choose the items, and the property is handed back the way it was handed over.

Do I need to be there?

Someone needs to give us access, either you, a friend or the agent. Most jobs are done in one visit. We clean the area when we finish.

Do you work with property managers and landlords?

Yes. Property managers and landlords use us for the same repairs between tenants, and for insurance claims where the damage needs to be documented. We take before and after photos of every repair.
